We are a company based in Pietermaritzburg Kwazulu Natal which operate in and around the Natal Midlands and greater Kwazulu Natal areas.

We inspect homes, dwellings, Industrial and commercial properties and offer an un-biased true reflection of the condition of your property.

The service we offer can assist you in many ways either by allowing us to seek out hidden issues with your property that you may not be aware of before you sell, buy or to facilitate any building requirements that may need to be done on the property. This is either for preventive maintenance measures or for future re-sale .

After extensive research over the last few years and recieving feedback from key participants in the building  of our economy such as lawyers, estate agents, architects and building contractors we found a few key fundamental points that have literally caused the backlog in the completion of a property sale or the "breakdown" of a sale.

IN CAUSES

These are the main causes that we found have resulted in the most frustration and backlog in the property market. 

So now to take this problem one step further we can now throw into the mix the CPA {Consumer Protection Act} a piece of government legislation that has passed a law that states the "voetstoots" clause is a thing of the past and no longer valid. This means you the seller have to by law disclose all your homes defects or issues to the prospective buyer. Therefore that means you the seller need to climb through your ceilings, onto your roof , under suspended floors, check your plumbing, check for subsidence, check for cracks and so forth.
 

SOLUTION
 

The solution we know to be a simple one which forms the bases of "The Home Facilitator" and that is to facilitate all these symtoms of buying or selling a property by inspecting your property before you enter into any sale agreements with the estate agents. By law you have to disclose all or any defects that are present in your home. If you do not diclose this information the buyer has a legal right to back out of the sale agreement under the new disclosure law. To solve this problem we advise that an inspection is done on your property in order to investigate any possible defects or potential defects. This allows you to be aware of the defects at hand and afford a time frame for you to arrange a repair or alternative solution. This then will instill peace of mind when entering into a sale agreement with an estate agent so that they can do their job without worrying about all the above mentioned issues.

The service we offer will cover all these bases by us doing a complete inspection of your property from the foundations to the roof, boundary walls, driveways, servants quarters, out houses and garages which in turn eliminates any doubt that you as the seller have not disclosed any defects on your property. There is a fully comprehensve internal inspection that covers all aspects from floor coverings to ceilings and everything in between. We are qualified in the field of inspections due to the vast experience we have gained working in the construction industry since 1987 and working with most of the estate agents regarding repairs to damaged properties. Our extensive experience regarding working with the insurance companies in respect of claims along with inspections done for and on behalf of the insurance companies has allowed us to gather important data over the years to build up a "check list" of potential problems that occur on all properties.
 

THE FACILITATOR
 

We can check if your plans are up to date before entering into a sale agreement along with outstanding rates and if their are any major building requirements that we can facilitate with and hand over the right qualified proffesionals to liase with you. We recommend that if you intend on selling your property in the near future to rather go through the steps of preparation before entering into the estate agents sale agreement. This will allow the property a good chance to be sold without any hiccups or the council rejecting any sale due to a "red tape" glitch. Most estate agents or property valuers will arrive at a value of your property by taking a few factors into consideration like size {square metre} then multiply by the current building rate to result in a guesstimate value. The next factor will be the area the property is located to add or devalue the aforementioned cost. The next factor will be what extras are on the property ie tennis court, squash court, swimming pool etc. Once these factors are calculated according to relative costings of the current market a value is derived. More often than not the owner of the house who has invested a lot of money into their home will always want to add more to their home as they feel its worth more. This emotion is what can cause your property to be un-marketable and your property does not sell. By doing an inspection of your property a "true reflection" of your property can be assessed and you will enter a market with the right knowledge of where to market it and that will give you the best possible chance of a quick easy sale.
 

WHEN TO DO AN INSPECTION
 

Inspections can be done at anytime for any reason before you plan or intend selling your property. Inspections can also be done in conjunction with an existing building project that you are busy with or intend starting. We can offer an independant un-biased inspection of existing work that is being done if you feel the builder is not following the rules and regulations of the building act. Inspections can also be done for insurance purposes. By having your home inspected and disclosing your defects this will allow the transaction to take its natural course without delays.


 

WHY DO AN INSPECTION
 

When you buy your property the bank will send an adviser to check out the property before it is bonded with the institution. That "check" does not consist of anything but a visual look at the property from a distance and no bank employee is qualified in the buidling industry to be able to accurately inspect your home for potential defects. Therefore with the new CPA act the government has put the responsibility onto the consumer to disclose defects and not banks or estate agents. By having an inspection done on your property with documented photographs your property is covered for future reference should their be a dispute with a potential buyer. If the matter had to go to court the documented report will stand as evidence that at that point in time the property was in that condition and forms part of your proof for your case. Estate agents are taking advantage of this loophole by letting potential clients sign a "waiver" agreement of the defects of the home which relieves them of the responsibility of not disclosing any defects evident on the property, The act of selling your property is an extremely emotional act and the estate can sometimes prey on that emotion by making a client sign a document that has not been correctly understood. Therefore it is vital that an independant inspection be done to ensure no disclosure can occur before you sell your property


WHAT WE OFFER


You will find that our company offers various types of inspections from the "Basic" to "Intermediate" to "Expert" which cater for specific requirements. A general inspection of a property usually takes around 1 hour to a more thourough inspection lasting up to 4 hours. All items are photographed and catalogued along with brief descriptions and possible solutions. The inspections fall into 2 basic categories of 'Internal" and "External" inspections and follow a step by step guide through your homes fixtures. If you require the use of a draftsman for plans or a certified electrician or roof expert we can facilitate the right person and we dont benefit from the action. The inspections are the only costs to you and if you request a specific proffessional we shall merely assist them to get in touch with you and facilitate whatever you require. The cost of an inspection can vary between R750,00 to R2500,00.
